Scope of Works
The project was divided into both internal and external works. The major elements of the external scope of works included the safe removal and disposal of an existing Asbestos roof and replacement with new Colourbond Ultra metal roof sheets. The major internal scope of works included the safe set-up and removal of 300m˛ of friable Asbestos dust in the ceiling space.
Other project working included for the safe removal and disposal of internal asbestos wall and ceiling linings, removal and replacement of guttering and downpipes, replacement of hardwood timber rafters, installation of external window security grills, removal and replacement of asbestos soffits, installation of a height safety system, repair works to the overall roof, external painting works, cleaning out of existing box guttering, external brickwork and the installation of ventilators over the roof. The transport depot is a building with heritage significance. Strong environmental and safety controls were required to be implemented at all times as the work needed to be performed sympathetically.
Flexibility
As the project progressed the client requested additional works to be completed as part of the project. With our experience and competencies, Murphy’s were able to carry out these additional tasks effectively and meet the clients requirements.
Quality
All works were completed to a very high degree of quality with the heritage factor of the building in mind at all times during the progression of works. Open communication on a daily basis between the client and Murphy’s Project and Site Managers was maintained effectively resulting in the project being completed and delivered beyond the clients expectations.
All new materials were supplied from reputable suppliers as desired by the client and all works completed in strict accordance with the BCA and relevant Australian Standards.
Asbestos Debris Removal
As works progressed it was discovered that we were required to safely remove & dispose of 300m˛ of asbestos dust and debris from within the ceiling spaces of the building. We implemented barriers daily and encapsulated each works area so they were air-tight as in accordance with the National Code of Practice for the Safe Removal of Asbestos 2005. Our NATA accredited hyginest implemented environmental air-monitoring on a daily basis to verify that all asbestos removal was being controlled and works were completed in accordance with legislative requirements.
During the removal of the asbestos a WorkCover inspector came to the site to review the works progress and was satisfied with the implemented controls and work practices.
On-Site Coordination with Other Contractors
Another major project constraint was the fact that client had other works being performed at the depot. Murphy’s Group Project Manager and Site Manager scheduled the works in consultation with the client and other trades to ensure all other project works at the depot were not affected.
Benefits to Client
- Transport Depot office was able to continue working as normal as work methods & implemented controls were effective - Heritage fabric of the building was not disturbed as all works were communicated with client before executed - No Safety and/or Environmental issues due to exacting development and effective implementation of controls as outlined in the Project Safety Management Plan (PSMP) developed by Murphy's. - All other works and operations of the Transport Depot carried on as normal with appropriate programming from Murphy’s Project & Site Managers - All requested additional works completed
As the project progressed we continually communicated with client personnel to ensure all project works were completed to the client’s expectations.
